Community & Ownership

Yes. Ellard is a deed-restricted community governed by a homeowners association that maintains common areas and upholds architectural and neighborhood standards.

No. Section 10.2 of the Declaration prohibits estate sales or similar activities without prior written Board approval.
If an estate sale is planned without approval, the Association may take steps to restrict access to the community and notify visitors that the event is not permitted. Additional measures may be implemented at the gate to support enforcement and maintain community standards.

Architectural & Exterior Modifications

All exterior modifications, including paint colors, landscaping, hardscaping, fixtures, and architectural elements, require prior approval from the Architectural Review Board (ARB). No work should begin before approval is granted.

Log in to the Homeowner Portal and select “ACC Requests.”

All submissions are reviewed by Property Management and forwarded to the ARB.

Parking & Streets

The Ellard Covenants prohibit parking in the street. Vehicles must be parked in driveways or garages. No overnight street parking is permitted.

Most streetlights are maintained by Georgia Power.
To report an outage, visit www.georgiapower.com or call 1-888-660-5890.
Streetlights within Conservatory Park are managed separately; contact Property Management for assistance.
Impervious

Impervious refers to surfaces that do not allow water to penetrate the ground, including structures, driveways, patios, pools, decks, pavers, and similar improvements. Each lot has a designated impervious allocation determined by soil category and City regulations.

Impervious regulations are overseen by the City of Roswell and the Atlanta Regional Commission.

Contact the City of Roswell Community Development Department (jdeibel@roswellgov.com) and provide your lot number.

The HOA does not own or manage impervious allocations. Some homeowners may have excess impervious available for transfer. All transfers must be documented with the City of Roswell.

Requests for gate clickers, RFID tags, or vehicle window stickers should be directed to csm@mrgcam.com.
(Window stickers are mailed annually for registered vehicles. Clickers and RFID tags may be requested at an additional cost.)
Access devices are issued to residents only and are not available for frequent visitors. Residents must establish their account in the Homeowner Portal.

Log in to DwellingLive to manage and authorize guests. DwellingLive credentials are separate from other Ellard website logins.

Amenities & Reservations

Reservations are made through Reserve My Court. Detailed instructions are available in the Homeowner Portal. Please review clubhouse rules prior to reserving.
